The Takeaway

A More Balanced Market Than a Year Ago

Mount Laurel's market has cooled from the frenzy of a few years ago into a more balanced place. The median sale price is down modestly year over year (about 3%), homes are taking roughly a month to sell (up from about 19 days a year earlier), and there are now a couple hundred active listings to choose from.

For Buyers

This is the most buyer-friendly Mount Laurel has felt in several years. With more inventory and slightly more time on market, you can be more deliberate. Homes are still selling at essentially full asking price when priced well (a sale-to-list ratio around 100.4%), so come pre-approved and be ready to move on the right home. Ask me about neighborhoods where prices have softened the most.

For Sellers

Pricing strategy matters more than it did a year ago. The days of any home selling over ask are easing, so a realistic, data-backed list price is the single most important lever. Homes priced right and presented well are still drawing near-ask offers. If you want to know exactly where your home fits in today's Mount Laurel market, I will run a free, personalized valuation for you.

None of this is a signal of trouble. Mount Laurel remains Burlington County's largest market by transaction volume, and the township's fundamentals, great schools, easy Philadelphia access, and broad housing stock, keep demand steady. A cooler, more balanced market is simply a healthier one.
